บทคัดย่อ

ภาคอสังหาริมทรัพย์มีความสำคัญในการขับเคลื่อนเศรษฐกิจของประเทศ ซึ่งมีผลต่อหน่วยธุรกิจอื่น ๆ ได้แก่ การจ้างงาน การผลิตและการบริโภค ตลอดจนการพัฒนาชุมชน สังคม การลงทุนในประเทศ วัตถุประสงค์
การวิจัยนี้เพื่อสร้างเครื่องมือชี้วัดทางด้านการลงทุนในธุรกิจคอนโดมิเนียมให้กับนักลงทุน บริษัทพัฒนาอสังหาริมทรัพย์และภาครัฐ โดยใช้เป็นสัญญาณเตือนภัยล่วงหน้าสำหรับภาครัฐและเอกชน โดยได้ทำการศึกษาและสร้างดัชนีชี้วัดความสามารถในการลงทุนคอนโดมิเนียมและดัชนีชี้วัดการเก็งกำไรของนักลงทุนในธุรกิจคอนโดมิเนียม โดยทำการศึกษาข้อมูลตั้งแต่ช่วงไตรมาสที่ 1 ของปี 2544 ถึงไตรมาสที่ 3 ของปี 2560 รวม
67 ช่วงเวลา ข้อที่ค้นพบจากงานวิจัยคือ 1) ดัชนีชี้วัดความสามารถในการลงทุน (CIC) มีค่ามาตรฐานของดัชนี
อยู่ในระดับมากกว่าปกติ (Z ≤ 1) และเมื่อทดสอบคุณภาพของดัชนีจากผลของแบบสอบถามความเชื่อมั่นผู้บริโภคพบว่าค่าสัมประสิทธิ์สหสัมพันธ์ไขว้ มีความสัมพันธ์กันทางสถิติที่ระดับ 0.05 แต่มีความสัมพันธ์
ในทิศทางตรงกันข้ามกับการเติบโตของธุรกิจคอนโดมิเนียม 2) ดัชนีวัดการเก็งกำไรของนักลงทุน (CSI) มีค่ามาตรฐานของดัชนีอยู่ในระดับความเสี่ยงสูง (Z ≤ 2) และเมื่อทดสอบคุณภาพของดัชนีจากผลของแบบสอบถามความเชื่อมั่นผู้บริโภคพบว่าค่าสัมประสิทธิ์สหสัมพันธ์ไขว้ ไม่มีความสัมพันธ์กันทางสถิติ แต่มีความสัมพันธ์ในทิศทางเดียวกันทั้งระยะสั้นและระยะยาวกับการเติบโตของธุรกิจคอนโดมิเนียม
