บทคัดย่อ

               อาคารสำนักงานให้เช่าระดับ เอ ในบริเวณศูนย์กลางเขตธุรกิจกรุงเทพมหานครเป็นประเภทอาคารที่  สรรหารายได้และมูลค่าของอาคารจากสภาพอาคารที่ดี ความทันสมัยของระบบประกอบอาคาร การทำงานของระบบประกอบอาคารที่ดี และคุณภาพการบริหารจัดการจึงเป็นเรื่องที่มีความสำคัญและมีรายละเอียดพิเศษเฉพาะ งานวิจัยครั้งนี้เป็นการวิจัยเชิงปริมาณมีวัตถุประสงค์เพื่อศึกษาปัจจัยที่ส่งผลต่อความพึงพอใจที่เกี่ยวข้องกับการจัดการ การบริหารทรัพยากรกายภาพ ของอาคารสำนักงานให้เช่าระดับ เอ ในกรุงเทพมหานคร กลุ่มตัวอย่างที่ใช้ในการวิจัยครั้งนี้คือผู้เช่าอาคารและผู้ใช้งานเป็นประจำใน  อาคารอับดุลราฮิมจำนวน 359 คน เครื่องมือที่ใช้ในการวิจัยได้แก่ แบบสอบถาม สถิติที่ใช้ในการวิเคราะห์ข้อมูล คือวิธีวิเคราะห์ถดถอยพหุคูณและใช้การเลือกตัวแปรเข้าสมการแบบย้อนกลับพบว่าปัจจัยที่ส่งผลต่อความพึงพอใจต่อการจัดการ การบริหารทรัพยากรกายภาพ ของผู้เช่าและผู้ใช้งานเป็นประจำที่เป็นตัวแปรอย่างเข้มข้นพบ 5 ปัจจัยได้แก่ 1)ด้านการเป็นผู้นำ 2)ด้านผลิตภัณฑ์ 3)ด้านบุคลากร 4)ด้านการสร้างและการนำเสนอลักษณะทางกายภาพ และ5) ด้านกระบวนการ ซึ่งสามารถนำผลที่ได้มาประยุกต์ใช้ในการวางกลยุทธ์ทางด้านการจัดการและทางด้านการตลาดต่อไป
