THE ANALYSIS OF MARKET STRUCTURE AND COMPETITIVE MARKET BEHAVIOR OF INDUSTRIAL ESTATES INDUSTRIAL ZONES AND INDUSTRIAL PARKS IN THAILAND

Abstract

The purpose of this study was to analyze market structure and competition behavior  among industrial estate, industrial operating zone and industrial park in Thailand during 2013 - 2017. Four major players of industrial property developer comprised of Industrial Estate Authority of Thailand, Amata Corporation PCL, Navanakorn PCL and Rojana Industrial Park PCL were analyzed for inequality depicting by Lorenz curve and Gini-coefficient. For the analysis of concentration degree, concentration ratio (CR) and size ratio (W) were measured accompanied with the study of competition behaviors and non-price strategies.


The study revealed that the top two players are Industrial Estate Authority of Thailand and Amata Corporation PCL which have enjoyed the market share of 64% aggregately. This indicated that these two players have the monopoly power in the market. Moreover, the analysis of Lorenz curve showed that the curve was increasing and moving away from the “line of equality”. The Gini-coefficient was 0.32 represented slightly low inequalities, the CR2 was higher than 67% representing a high concentration in the market, less competitive resulting for high monopolistic environment. The size ratio during the study period was less than 16 depicting that those four players were almost the same in term of business size. The interpretation of CR2 and W2 disclosed the fact that industrial property market had a low degree of competition and slightly differ in business size. For supporting a sales promotion, a cooperation among a private sector, the government agents and the state-owned enterprises are necessary to promote a direct sale channel. For example. Hiring employees with fluent in multi languages to present their products and services to the target customers.
